Almost every render develops the odd mark over its life. The important thing is knowing the difference between harmless cosmetic crazing and a crack that's letting water in and quietly causing real damage. After 35 years working with every render system, here are the five causes I see again and again.
1. Building movement
All buildings move a little — through temperature changes, ground settlement, and the natural expansion and contraction of materials. When that movement exceeds what the render can flex to accommodate, it cracks. Movement cracks often run diagonally from the corners of windows and doors, where stress concentrates. This is the most common cause of cracking on otherwise sound walls.
2. The wrong system on the wrong wall
This is the big one, and the most damaging. A hard, rigid sand and cement render applied over a soft, flexible lime-built wall is a recipe for failure. The two materials move at different rates, the bond breaks down, and the render cracks and eventually blows off. Older and period properties need a breathable, flexible system — usually lime — not a modern cement render. Matching the system to the substrate is half the job.
The hammer test
Tap gently around a crack with a small hammer. A solid, dull sound means the render is still bonded. A hollow, drum-like sound means the bond has failed underneath — the render is "blown" and that section will need replacing, not just filling.
3. Missing or inadequate expansion joints
Larger rendered areas need expansion joints — deliberate breaks that give the render somewhere to move. Leave them out, or space them too far apart, and the render makes its own joints in the form of cracks. This is a workmanship issue and a common one on extensions and larger elevations rendered by people without the right experience.
4. Poor preparation
Render is only ever as good as what's underneath it. If the substrate wasn't properly cleaned, dampened, or primed, or if render was applied over dust, old paint, or a failing surface, the bond will be weak from day one. Cracking and delamination follow. Good preparation is invisible in the finished job — but it's the difference between render that lasts 30 years and render that fails in three.
5. Applied too thick, too fast
Render needs to be built up in the right number of coats, each allowed to cure properly before the next. Rushed too thick in a single pass, the outer surface dries while the inside is still wet, and shrinkage cracking appears as the coat finally cures. Patience in application prevents it.

Here's the honest answer: don't panic over the crack itself, but don't ignore it either. The real risk is water. Once a crack lets moisture behind the render, frost cycles widen it, the bond breaks down, and small problems become whole-elevation replacements. A hairline crack caught early is a cheap fix. The same crack left for three winters can mean stripping and re-rendering a wall.
